The second half of Erlowest resort’s expansion and renovation plan can’t be finalized because the applicants want to know if the Town of Lake George will expand its municipal sewer line there, project attorney Jon Lapper told the Feb. 10 Lake George Planning Board meeting.
“The project can be completed whether they gain sewer access or not,” Mr. Lapper said, but without it. “they would have to include an on-site treatment plan” which “they would like to avoid designing if it’s not necessary.”
A Planning Board member asked when the town will decide on the sewer expansion. Zoning Administrator Dan Barusch said it should be answered by May.
He said, “The town had an analysis done and a public workshop in which the Town Board and public asked about going up further to Cannon Point.
“The town is now doing a new analysis with the extra distance included and will be submitting for grants. The question is whether the town will create a new sewer district, levy a tax and finance the project.”
The Erlowest renovation as planned seeks to “redevelop and upgrade guest amenities, improve stormwater and utility system infrastructure, and expand the capacity of the resort to accommodate a wider range of guests and events,” a description in the meeting minutes said.
Mr. Lapper said the beginning phases of the plan are focused on lakeside amenities, including an improved swimming pool area, adding fire pits, seating areas and walkways, and paving of the lakeside wedding venue area.
Also planned, he said, are outdoor and indoor recreation areas, expanded guest accommodations including four duplexes near the rec area, six closer to the main Erlowest building, five to replace existing buildings down by the wedding venue, and a bridal executive retreat building in the parking lot area, plus walking trails “to connect everything.”
Mr. Lapper said the existing parking lot will be replaced by a two-level garage “which will be hidden from the lake.”
He said the applicants would then construct a maintenance building and 40-bed employee housing next to it.
